Description:
USDA Rural Development provides home ownership loans in rural areas to eligible low- and very-low-income applicants. The loans may be used to purchase or repair a new or existing home, or to purchase a building site and construct a dwelling. Eligible areas are generally non-metropolitan communities with populations of 10,000 or less, and under certain conditions, rural towns and cities with a population between 10,000 and 25,000. Homes must be located on desirable sites with an adequate supply of safe drinking water and a suitable sewage disposal system. Streets must have an all-weather surface and be maintained by a public body. Payments are based on income, with no down payment required. Families must be without adequate housing, but must be able to afford the mortgage payments, including taxes and insurance. In addition, applicants must have reasonable credit histories. USDA Rural Development also offers home repair loans to rural residents, and grants to persons age 62 or older.
